Lee, Collier county home sales turn corner, experts say

Increasing prices and a decline in inventory are trends Lee and Collier county real estate experts expect to continue in 2013.

“I think 2012 will end up being one of the pivotal years that got us going in the right direction,” said Mike Hughes, member of the Naples Area Board of Realtors, which tracks home listings and sales within Collier County excluding Marco Island.

Five years and 16 million foreclosures after the 2008 housing crash, most Americans have not lost faith in real estate. In a survey this summer of more than 2,000 adults by home buyer website Trulia, 61 percent of respondents predicted that prices in their local market would rise next year, 58 percent thought prices would take 10 years or less to get back to their pre-crash peak, and almost 80 percent of current renters said they plan to buy a home someday.

Five Reasons Home Prices Have Been Rising

Home prices rose by 0.1% in September from the prior month and by 3.6% from one year ago, the largest such gain in six years, according to a report released Monday by Lender Processing Services.

Compared with one year ago, prices are up by 17.7% in Phoenix, the largest gain among the nation’s 40 largest metro areas. Other cities with notable year-over-year increases include Detroit (11.7%), Las Vegas (11.5%), San Jose, Calif. (11.3%), San Francisco (10%), and Sacramento (8.3%).
