FREQUENTLY ASKED QUESTIONS
At a Florida Home Finders of Canada seminar we are often asked many questions about how to buy properties in Florida. We are here to help, and encourage you to ask as many questions as you can think of. Educating Canadians on how to buy the right way in Florida is one of our main goals. Since we are Canadian as well, everything we do is from a Canadian perspective. Here are some of the most common questions we receive and of course our answers to them;
1. Do Canadians pay more property taxes than Americans?
Although it can be a complex answer, the simple answer is no. This question speaks to the Homestead Exemption where a native Floridian on their principal residence receives a small break on their property taxes. Americans from other states as well as Canadians pay the same amount of property taxes.
2. How much does FHFC charge for their services?
FHFC does not charge a fee for our services. If you successfully purchase a home in one of the communities that we represent, the developer pays us and our onsite sales rep a referral fee.
3. What happens if I bring a local agent with me to a community that FHFC represents?
Florida law states that if a local real estate agent brings you into the sales office that you are deemed to be working with that agent regardless of the fact that you may have been given information on that property and may have been previously registered to view that property through FHFC. Unfortunately, this sometimes happens and we are unable to help you going forward with your residency questions, how to take title and taxation questions that you will definitely have. The American agents just don’t have the background to be able to fully help a Canadian client like we do.
4. How Do I qualify for my Fly & Buy credit?
Please understand that these Fly & Buy credits are exclusive to FHFC clients only. The only way you would qualify for them is to register with one of our sales reps prior to visiting the communities of your choice. In the off chance that you couldn’t reach us to book your appointment and happen to walk into one of the communities that we represent, then you must tell the onsite sales reps that you are being represented by Florida Home Finders of Canada real estate brokerage. That will ensure that you receive not only the great treatment that you deserve, but make sure that you get the Fly & Buy credits on closing as well.
5. What does FHFC do for me?
FHFC inspects all of the communities that we represent to make sure they represent outstanding value for our clients. We then walk you through the process of buying a home which can be a confusing process, but we make it as simple as possible by being there for you every step of the way and answering all of your questions from a Canadian perspective. If you have complex tax or legal questions, we will refer you to our team of experts. We promise that you will be completely satisfied by working with the professionals in our real estate brokerage.
6. Do I have to file a tax return?
Unless you are planning to rent out your property and earn income from it, then you do not need to file a tax return. If you rent out your property and earn income, then you will need to file a tax return. We can refer you to some great tax accountants we work with who can do this for you at very little cost.
